A Regular Meeting of the SOUTHOLD TOWN ZONING BOARD OF APPEALS was held
at the Southold Town Hall, 53095 Main Road, Southold,New York 11971-0959, and also accessible
via Zoom Webinar Portal on Thursday, March 5, 2026 commencing at 9:00 A.M.
Present were:

9:05 A.M. Chairperson Weisman called the meeting to order.
Vote of the Board: Ayes: Members Weisman, Planamento,Acampora, Lehnert and Steinbugler.
This Resolution was duly adopted (5-0).
I. EXECUTIVE SESSION: Began at 9:05 A.M.
9:05 A.M. —A Motion was offered by Chairperson Weisman, seconded by Member Planamento to
enter into Executive Session in order to receive Attorney Advice. Vote of the Board: Ayes:
Members Weisman, Planamento,Acampora, Lehnert and Steinbugler. This Resolution was duly
adopted (5-0).
9:47 A.M. —A Motion was offered by Chairperson Weisman, seconded by Member Lehnert to exit
the Executive Session. Vote of the Board: Ayes: Members Weisman, Planamento,Acampora,
Lehnert and Steinbugler. This resolution was duly adopted(5-0).
II. WORK SESSION:

2. Requests for extensions and de minimus approvals.

B. SEQRA STATEMENT—615 PIKE STREET, LLC#8035SE—The Subject Action concerns a
Special Exception to construct a Commercial Building with four(4)retail/takeout units and
basement storage,pursuant to Town Code 280-45B(9). The Town of Southold Planning
Board, as Lead Agency, has determined the Action to be Unlisted and makes a determination
of non-significance for the proposed action and grants a Negative Declaration.
Vote of the Board: Ayes: Members Weisman, Planamento,Acampora, Lehnert and Steinbugler.
This resolution was duly adopted(5-0).

Board. Each speaker is requested to speak for five minutes, and to submit testimony in writing when
possible.

Representative. Opposition from Athanasios and Friderilla Pappas. Request for a Variance from
Article XXIII, Section 280-124; and the Building Inspector's October 16, 2025 Notice of
Disapproval based,on an application for a permit to construct an accessory in-ground swimming
pool; at: 1)more than the code permitted maximum lot coverage of 20%; at: 1845 East Gillette
Drive, East Marion,NY. SCTM#1000-38-4-26. RESOLUTION: (Please see transcript of written

Disapproval based on an application for a permit to demolish, (per town definition), and(legalize)
construct a new accessory structure (principal use); at: 1) less than the code required minimum rear

Thursday,April 2, 2026, which will commence at 9:00 A.M. for Work Session, and Regular
Meeting (Public Hearings)to begin at 10:00 A.M. Vote of the Board: Ayes: All. This
Resolution was duly adopted(5-0).
RESOLUTION ADOPTED: A Motion was offered by Chairperson Weisman, seconded by
Member Lehnert to approve minutes from the Special Meeting held on February 19, 2026. Vote
of the Board: Ayes: All. This Resolution was duly adopted(5-0).
RESOLUTION ADOPTED:A Motion was offered by Chairperson Weisman, seconded by
Member Planamento to Amend#8028, Stephanie and Richard Perl, 2880 Minnehaha Blvd,
Southold,NY. SCCTM No. 1000-87-3-43. To remove Condition No. 2. Vote of the Board:
Ayes: All. This Resolution was duly adopted 5-0).
There being no other business properly coming before the Board at this time, the Chairperson
declared the meeting adjourned. The meeting was adjourned at 2:17 P.M.
