Main Rd. &Youngs Ave.) CA ,e Telephone: 631 765-1938 Southold, NY 11971 Q C'®UNT`II,� LOCAL WATERFRONT REVITALIZATION PROGRAM TOWN OF SOUTHOLD To: Glenn Goldsmith, President Town of Southold Board of Trustees Cc: Honorable Lori Hulse, Attorney From: Heather Lanza, AICP, Planning Director LWRP Coordinator Date: December 16, 2025 Re: LWRP Coastal Consistency Review STEVEN GUDDAT & TORREY ACRI, SCTM# 1000-68.-4-23 This application is to construct a 203 sq. ft. two-story addition onto the existing two-story dwelling for a total gross floor area of 2,193 sq. ft.; demolish existing 782 deck and replace it with a new 1,671 sq. ft. deck with a BBQ area; construct a 827 sq. ft. pool with a 465 sq. ft. surrounding pool patio, 4' high pool enclosure fencing with gates, pool drywell and pool equipment area; construct a new 2,365 sq. ft. permeable gravel parking court with 55 sq. ft. cobblestone entry apron; and to establish and perpetually maintain a 10' wide non-turf buffer surrounding the landward edge of freshwater wetlands. The proposed action has been reviewed to Chapter §268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is INCONSISTENT with the policies of the LWRP as follows: Policy 6. Protect and restore the quality and function of the Town of Southold's ecosystem. 6.3. Protect and restore tidal and freshwater wetlands. A. Comply with statutory and regulatory requirements of the Southold Town Board of Trustees laws and regulations for all Andros Patent and other lands under their jurisdiction. D. Provide adequate buffers between wetlands and adjacent or nearby uses and activities in order to ensure protection of the wetland's character, quality, values, and functions. i The plan includes property improvements that are inconsistent with the requirements of Chapter §268 Waterfront Consistency Review based on construction of a residence less than 100' from the wetland boundary. And Town code policy §275-3 "Findings; purpose; jurisdiction; setbacks" D. Setbacks. (1) The following minimum setbacks apply to any and all operations proposed on residential property within the jurisdiction of the Board of Trustees: (a) Wetland boundary [1]Residence: 100 feet. The plan does not meet the minimum setback of 100 feet from the wetland boundary for a residence. If the proposed construction or something similar is permitted, a non-turf buffer wider than 10' should be required. The proposed action has been reviewed to Chapter §268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. 2 Town of Southold CC�CnLD LWRP CONSISTENCY ASSESSMENT FORM DEC 0 2 2025 SOUTHOLO iur'N PLANNING BOARD A.
