Main Rd. &Youngs Ave.) Southold, NY 11971 Telephone: 631 765-1938 � � YO � LOCAL WATERFRONT REVITALIZATION PROGRAM TOWN OF SOUTHOLD To: Glenn Goldsmith, President Town of Southold Board of Trustees Cc: Honorable Lori Hulse, Attorney From: Heather Lanza, AICP, Planning Director LWRP Coordinator Date: October 6, 2025 Re: LWRP Coastal Consistency Review ALBERTO EDWARDO KAPLAN & ANNE CAREY SCTM# 1000-31-12-8 This application is to reconstruct in-place a 334.75 sq. ft. seaward deck with 4'x6' south platform and stairs to ground; install a new staircase to ground off deck; install one at- grade paver area and steps down to one below grade paver area (198.4sq.ft. total area), with ±15' long and ±3' long retaining walls; under deck remove existing partially in-ground 337.34sq.ft. screened-in porch, 12'1 %" long, and 27'10 1/2" long retaining walls and reconstruct in-place; and to reconstruct existing 4'x4' outdoor shower. The proposed action has been reviewed according to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based on the information provided on the LWRP Consistency Assessment Form submitted to this department and the records available to me, I recommend that the action is CONSISTENT with the LWRP because the only new addition to this existing house is a relatively small set of stairs from an already existing deck to the ground, and a small patio at grade along with a small below-grade patio, all of which is alongside the house and not seaward of the existing deck. This is consistent with Policy 4.1 which calls for locating structures as far away from flooding hazards as possible, which appears to be what is proposed. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. This assessment is intended to supplement other information used by a Town of Southold agency in making a determination of consistency. *Except minor exempt actions including Building Permits and other ministerial permits not located within the Coastal Erosion Hazard Area. 2.
