The change in additional decking landward of the bulkhead from the existing permit approval is as follows: Wetland Proposed Change Permit Decking Landward of 310+/- sq.ft. 1 ,720+/- sq. ft. 1,400+/- sq.ft. Bulkhead The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed change to convert most of the space seaward of the house to decking is INCONSISTENT with the LWRP. This proposal is inconsistent with Policy 4, and in particular the following: Policy Standard 4.1 Minimize losses of human life and structures from flooding and erosion hazards. This policy calls for minimizing the amount of structures that have the potential for becoming hazardous floating debris in the bay after destruction by a storm. Adding over 1,400 sq. ft. of decking where there were no existing structures previously is not consistent with minimizing loss of structures from flooding hazards To minimize the loss of structures and thus be consistent with the LWRP, the amount of decking proposed to be added should be reduced to the smallest area practical. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action.
