A. Affordable Housing Discussion
1. Community Housing Overlay District.

1. Community Housing Overlay District.
2. Subdivisions- conservation subdivisions currently excluded from
affordable housing requirement.
3. Add some inclusionary requirement to conservation subdivisions.
4. Chapter 240. 10 or 15% instead of 20% for conservation subdivision.
5. Standard subdivisions: Four-lot subdivision instead of six-lot triggers the
requirement
6. Maybe for farms, the inclusionary zoning might be farm-worker housing
instead.
7. Idea to simplify it for smaller subdivisions-maybe require a contribution
to the Housing Fund.
8. Idea from Leslie: there are many properties that have a dwelling and an
old pre-existing seasonal cottage. When they try to renovate, they have to
meet building code which makes them become year-round livable. Can
those be converted and made to be ADU's for community housing -year-
round rental?
o How many are actually out there? We should find out how many before
writing new code about it.
9. Clear up pre-existing nonconforming use vs structure and what can be
fixed up and what can't.
10.Community Housing Overlay Zone.
o Recommendation from Zoning Update Advisory Committee-place that
on the hamlet centers.
