Y. 11971 TELEPHONE 765-1313 PLANNING BOARD MEMBERS John Wickham, Chairman M I N U T E S Henry Moisa Alfred Grebe August 20, 1975 Henry Raynor Frank Coyle A special meeting of the Southold Town Planning Board was held on August 20, 1975 at 10:00 p.m. on the "Olinda" ferry on the way to Fishers Island, New York. Present were Vice-Chairman Henry Moisa, Frank S. Coyle, Henry Raynor, Justice Martin Suter, Justice Louis Demarest, Supervisor Albert Martocchia and Town Attorney Robert Tasker. Heritage Harbor. Owned by Riverside Homes. If this property is developed in the cluster concept, one lot will be lost based on the requirements. Lots 3, 11 and 12 will have to have an easement to the open space. The area labelled 'open space easement' will have to be included in the common area. There will have to be five and a half acres of open space which is half of the total area after provision is made for park and playground and highway. It was determined that the maintenance of the open area is the responsibility of the Homec.Owners Associ- ation. Justice Suter did not seem to be in favor of clustering this particular piece of property mainly because of the undeveloped area surrounding it. Pebble Beach.. Discussion was -held. on the setbacks on this map. Mr. Donovan has indicated that he would be willing to set- back the inland lots ',exclusive of the corner lots to fifty feet. The lots on the Sound he feels must remain twenty- five feet because of the 100 foot setback from the Sound bluff. All present seemed to agree with Mr. Donovan' s thinking and Mr.- Tasker said it would be up to Mr. Donovan to put it in his covenants and restrictions and indicate it.on. the map. The question of this property being developed in the cluster concept was discussed as permission has not yet been received from the Southold Town Board to develop this property in this manner. It was the consensus that the Town Board would look favorably on this idea if Mr. Schriever- were to dispose of the odds and ends on the property before presenting it. Motion was made by Mr. Raynor, seconded by Mr. Coyle and carried to adjourn the meeting.
