SPECIAL MEETING
THURSDAY, JANUARY 22, 2026
A special meeting of the SOUTHOLD TOWN ZONING BOARD OF APPEALS was held at
the Southold Town Hall Annex, Second Floor conference Room, 54375 Main Road at Youngs Avenue,
Southold on Thursday, January 22, 2026 commencing at 4:00 P.M.
The public had access to view and listen to the meeting as it was happening via Zoom. However,this
meeting was not a public hearing and no testimony was solicited or received.
Present were:

Patricia Acampora,Member Elizabeth Sakarellos, Senior Office Assistant

4:07 P.M. Chairperson Weisman called the meeting to order.
Vote of the Board: Ayes: Members Weisman,Planamento, Lehnert, Acampora, and Steinbugler. This
Resolution was duly adopted.(5-0)
EXECUTIVE SESSION: 4:07 P.M.
4:12 P.M. -A Motion was offered by Chairperson Weisman, seconded by Member Steinbugler to enter
into Executive Session in order to receive Attorney Advice. Vote of the Board: Vote of the Board:
_Ayes: Members Weisman, Planamento,Lehnert, Acampora and Steinbugler. This Resolution was
duly adopted(5-0)
5:40 P.M, -Motion was offered by Chairperson Weisman, seconded by Member Steinbugler to exit the
Executive Session. Vote of the Board: Vote of the Board: Ayes: Members Weisman Planamento
Lehnert, Acampora, and Steinbugler. Adopted(5-0).

C. The Board reviewed request to REOPEN the Public Hearing of#8053, Peter Stein and Allison

(Adjourned from December 4, 2025) Request for Variances from Article III, Section 280-14 and the
Building Inspector's August 1, 2025 Notice of Disapproval based on an application for a permit to
change a lot line; at: 1)proposed parcel No. 1 having less than the permitted lot area of 80,000 sq. ft.;
2)proposed parcel No. I having less than the permitted lot width of 175 linear feet; 3)proposed parcel
No. I having less than the permitted lot depth of 250 linear feet; located at: 3850 and 4050 Alvahs
Lane, Cutchogue,NY. SCTM Nos. 1000-102-4-3.4& 1000-102-4-10. RESOLUTION: A motion
was offered by Chairperson Weisman, seconded by Member Lehnert to CLOSE hearing and Reserve

TRAVIS AND SOFIA GARCELON#8071—(Adjourned from January 8,2026) Request for Variances
from Article XXIII, Section 280-124;Article XXXVI, Section 280-208; and the Building Inspector"s
September 17,2025.Notice of Disapproval based on'an application for a permit to construct a new single
family dwelling with a rear deck addition;at: 1)less than the code required minimum front yard setback of
35 feet; 2)less than the code required minimum side yard setback of 10 feet;3)less than the code required
minimum combined side yard setback of 25 feet;4)more than the code permitted maximum lot coverage of
20%; 5)the construction exceeds the permitted sky plane as defined in Article I, Section 280-4 of the Town

Section 280-116A(1); Article XXIII, Section 280-124 and the Building Inspector's June 20,2025 Notice of
Disapproval based on an application for a permit to demolish and reconstruct a new single family dwelling;
at: 1) less than the code required minimum side yard setback of 20 feet; 2) less than the code required 100
feet from the top of the bluff; located at: 63417 County Road 48, (Adj.to the Long Island Sound)
Greenport,NY. SCTM No. 1000-40-1718. RESOLUTION: A motion was offered by Chairperson
Weisman, seconded by Member Lehnert to REOPEN the Public Hearing to be scheduled for MAY 7,
2026. Vote of the Board: Ayes: All. This Resolution was duly adopted(5-0).

RESOLUTION ADOPTED: Motion was offered by Chairperson Weisman, seconded by Member
Lehnert to authorize advertising of hearings for the Regular Meeting to be held February 5, 2026. A
Work Session will begin at 9:00 A.M and Public Hearings will commence at 10:00 A.M. Vote of the
Board: Ayes: Member Weisman,Planamento,Acampora, Lehnert and Steinbugler. This Resolution
was duly adopted (5-0).
RESOLUTION ADOPTED: Motion was offered by Chairperson Weisman, seconded by Member
Planamento to approve Minutes from the Regular Meeting held January 8, 2026. Vote of the Board:
Ayes: Member Weisman,Planamento, Acampora,Lehnert and Steinbugler. This Resolution was duly
adopted ,5-0.
RESOLUTION ADOPTED: A Motion was offered by Chairperson Weisman, seconded by Member
Lehnert, to Grant a One Year Extension for#7764,Richard C. Jensen, Jr., 4155 Bay Shore Road,
Greenport,NY. SCTM No. 24-2-26.4. to Expire May 18, 2027. Vote of the Board: Ayes: Member
Weisman, Planamento, Acampora,Lehnert and Steinbugler. This Resolution was duly adopted(5-0).

RESOLUTION ADOPTED: A Motion was offered by Chairperson Weisman, seconded by Member
Acampora to Grant a De Minimus Approval for an Amended location of an Accessory Garage and
Amended Site Plan for#8011, Thomas Smith, located at 3121 Oakland Avenue, Southold,NY. SCTM
No. 1000-70-6-10. Vote of the Board: Ayes: Member Weisman,Planamento,Acampora, Lehnert and
Steinbugler. This Resolution was duly adopted(5-0).
RESOLUTION ADOPTED: A Motion was offered by Chairperson Weisman, seconded by Member
Lehnert to Amend the decision to remove Condition No. 2, for 97427,Estate of Thomas Eiring, at
4077 Main Bayview Road, Southold,NY. SCTM No. 1000-78-2-18.4. Vote of the Board: Ayes.
Member Weisman, Planamento,Acampora,Lehnert and Steinbugler. This Resolution was duly
adopted(5-0).
There being no other business properly coming before the Board at this time,the Chairperson
declared the meeting adjourned. The meeting was adjourned at 5:57 P.M.
