This site plan is for the proposed construction of a 3,680 sq. ft. metal building (ZBA file 7014)
for storage (no basement) where there exists a 1 -story 1,168 sq. ft. office building for boat sales,
storage,parking and display with 8 parking stalls on a General Business (B) and R-40 split zoned
parcel totaling 1.6 acres, Mattituck.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP)Policy
Standards. Based upon the,information provided on the LWRP Consistency Assessment Form
submitted to this department, the proposed action is CONSISTENT with the LWRP,provided
that the below recommendations are considered in site plan approval.
Policy 2.2. Protect and preserve archaeological resources
The site is disturbed and improved with a commercial business and is not SPLIA listed. A
cultural resource survey is not recommended.
Policy 5.5. Protect and conserve the quality and quantity ofpotable water.
A. Prevent contamination of potable waters by limiting discharges of pollutants to
maintain water quality according to water quality classification,' and limiting,
discouraging or prohibiting land use practices that are likely to contribute to
contravention of surface and groundwater quality classifications for potable water
supplies.
The parcel is located within the Central Suffolk or Town of Southold Special Groundwater
Protection Area (NYSDEC Critical Environmental Areas Maps #2). The marine use on the
property is expected to involve the handling and storage of petroleum products, paints, solvents,
and cleaners etc. that are detrimental to water quality. Please clarify the method of disposal of
these substances and how the landowner prevents the substances from entering storm water
control systems or soils on the property.
Pursuant to Chapter 268, the Board shall consider this recommendation in preparing its written
determination regarding the consistency of the proposed action.
