entitled "Map of Nassau Farms situate at Peconic, Suffolk County, New York, Otto W.
Van Tuyl, Surveyor, Greenport, New York", filed in the Office of the Clerk of the
County of Suffolk on March 28, 1935 as Map No. 1179, which said part of said lot is
bounded and described as follows:
BEGINNING at a point on the northerly side of Lilac Lane, distant 440.08 feet westerly
from the corner formed by the intersection of the northerly side of Lilac Lane with the
westerly side of Horton Road;
RUNNING THENCE South 69 degrees 48 minutes 05 seconds West 135.26 feet to a
monument set at the easterly side of a Private Road;
THENCE along said Private Road, North 07 degrees 49 minutes 20 seconds West 251.43
feet to land now or formerly of Leane Romeo;
THENCE along said land of Leane Romeo the following two (2) courses and distances:
1. North 86 degrees 58 minutes 40 seconds East 54.17 feet;
2. North 63 degrees 13 minutes 50 seconds East 14.59 feet to a pipe set at land now

DESCRIPTION
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
costs of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
