Based on the proposed site plan and the general root structure of mature evergreen species, the pool location has been thoughtfully sited to minimize disturbance to the trees'critical root zones while also maintaining the required 50-foot setback from the adjacent wetlands. The majority of a tree's absorbing roots are typically found within the upper soil layers and extend well beyond the drip line. Disturbance within these areas can adversely affect tree stability and long-term health. I advise against relocating the pool further landward, that it would result in excavation and soil compaction within a greater portion of the trees' root zones.Such impacts increase the risk of root damage, decline in tree vigor, and potential long-term mortality. From my professional experience and the arboricultural standpoint, the currently proposed location represents a balanced approach that reduces impacts to both the wetland buffer and the existing mature trees. Assuming standard tree protection measures are implemented during construction—including root zone protection, limited excavation, and avoidance of heavy equipment within protected areas—the proposed pool location is consistent with best practices for preserving tree health. Please feel free to contact me should additional clarification or site-specific review be required. Sincerely, h DEC 3 1 2025 Kevin X. ELECTRICAL REQUIREMENTS HAVE YOUR ELECTRICIAN READ THE FOLLOWING INFORMATION BEFORE INSTALLATION BEGINS Electrical connections made improperly, or the use of wire gauge sizes for incoming power which are too small, may continually trip breakers, blow fuses in the electrical equipment box, damage the internal electrical controls and components, be unsafe and, in any case, will void your warranty. It is the responsibility of the spa owner to ensure that electrical installation supplying, and connecting to the spa, is performed by a properly qualified, licensed electrician in accordance with the with all applicable local, regional, state requirements, and current effective edition of the National Electrical Code at the time of installation. These connections must be made in accordance with the wiring diagrams found inside the control box. This equipment has been designed to operate on 60Hz. alternating current only,120/240 volts are required. Make sure that power is not applied while performing any electrical installation.A bonding lug has been provided on the electrical equipment pack to allow equipotential bonding connection for bonding conductors. The bonding conductor shall be at least 10 AWG copper and must be connected according to the current effective and applicable local, regional, state and edition of the National Electrical Code. The spa requires a 50-amp, single phase,120/240 volt, four wire supply (two ungrounded line conductors, one grounded neutral conductor and one grounding conductor). The disconnect must be readily accessible to the spa occupants but installed at least five feet from the spa. A Ground-Fault Circuit Interrupter(GFCI) must be used to comply with section 680-42 of the National Electrical Code. A ground fault is a current leak from any one of the supply conductors to ground. A GFCI is designed to automatically shut off power to a piece of equipment when a ground fault is detected, and, its operation, should be tested frequently before use. The electrical supply to the spa must be an individual branch circuit 120/240V, 50A,4 wire, with ground (#6 AWG copper with minimum #10 AWG copper ground). Route the electrical supply into the equipment area, by cutting an appropriate opening either through the bottom or side cabinet, for final hook-up to terminals inside the spa control system. The spa must be connected to an "individual - dedicated"120/240-volt, 50-amp breaker and GFCI.The term "individual - dedicated" means the electrical branch circuit for the spa is not being used for any other electrical loads (i.e. patio lighting, appliances, garage circuits, etc.). If the spa is not connected to an individual-dedicated branch circuit, overloading may result in "nuisance tripping" which will require resetting of the breaker at the house electrical panel. i 4 + L 202301 DEC 3 1 2025 1'!` Su[huldTovdn -" I Brand nFTr:,,+, I DO NOT DIVE 100 ELECTRICAL REQUIREMENTS CONFIGURATION 2 - 240V, 50A GFCI MAIN ELECTRICAL PANEL m (HOUSE) Key ENO 0 WHIT-White Neutral 50 BLK-Black Hot,LineI RED-Red Hot,Line 2 GND-Ground BLK RED WHT 1 ;GNGND ®D 69bs6 E35E3B9E399 i W GND HT T BLK RED. a T 50 AMP GFCI GND 50A BLK (INHT WHT 41 RED *SPA CONTROL vww ' SYSTEM CONFIGURATION 2 BLK 240V9 50A GFCI ilk RED *Refer to wiring diagram c°'r ND inside swim spa control system for proper power E ' rc `. connection to terminals. The following items are proposed: 14.0' x 50.0' in-ground pool with 60' long 2' high retaining wall with stone veneer. 7.0' x 7.0' hot tub with R4 cover. 625 non-permeable patio pitched to drain and piped to drywell. 4' x 8' DP. drywell for pool & patio. Drywell to have load bearing top with inspection lid. Proposed gutter drain to segment pool and patio for stormwater management. 12' x 4' outdoor shower and storage area. 8' x 4' generator and pool equipment with sound deadening enclosure. ±12.0' x 12.0' gravel gas fire pit area. Paver walkways. 4' pool fence + all existing fences to be brought to pool code as needed. Removal of three (3) non-native junipers and crab-apple tree that are compromising the existing bulkhead. Species to be replaced with native vegetation within 10' x 100' non-turf buffer that will be planted with salt-tolerant native non-fertilizer dependent vegetation. Root systems of existing trees will be preserved to the max extent possible. Any tree to be removed will be replaced 1:1. The proposed action has been reviewed to Chapter §268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is INCONSISTENT with the policies of the LWRP as follows: Policy 6. Protect and restore the quality and function of the Town of Southold's ecosystem. 6.3. Protect and restore tidal and freshwater wetlands. A. Comply with statutory and regulatory requirements of the Southold Town Board of Trustees laws and regulations for all Andros Patent and other lands under their jurisdiction. D. Provide adequate buffers between wetlands and adjacent or nearby uses and activities in order to ensure protection of the wetland's character, quality, values, and functions. The proposal pool is approximately 50 ft from the wetland boundary which does not conform to current Trustee requirements of 60 ft for pool setbacks. For this reason, the proposal should be modified to move the pool further away from the water (west). It should be noted that locating a proposed structure (pool) in such a way as to avoid impacts to a non-native tree should not take precedence over complying with wetland setback requirements. Establishment of a non-turf buffer would be beneficial, but the details of planting within this area, including the 1 to 1 replacement of trees should be detailed prior to any permit approvals. The proposed action has been reviewed to Chapter §268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards.
