Importantly, the proposed additions do not extend the primary structure any closer to the water than existing conditions. On the north side, the new construction aligns generally with the existing footprint and remains no closer to the shoreline than the existing accessory dwelling. On the west side, the additions remain set back equal to or greater than the existing residence, preserving the established buffer from the water's edge. To mitigate any potential increase in impervious surface, approximately 1,000 square feet of the proposed roof area will be designed as green roof, reducing runoff and promoting on-site stormwater retention. In addition, an existing 800-square-foot hip roof will be converted to a flat roof with rainwater harvesting, designed to collect, store, and reuse water for irrigation of the adjacent landscaping.
