requires a rear yard setback of 70 feet.
The site lan notes a rear vard setback to all buildings of 20 feet.
Secondly, the proposed construction is not 1jermifted pursuant to Article XV. Section
280-64 C which re uires that a proiect shall be divided into e gate stt•uaur s so that no
single structure shall have more thaii 60 linear feet of frontage on one street except that
this re uirement shall not qpplv to parcels located outside a dcsi nated hamlet locus

Dear Amanda:
As Consulting Engineers for 1673 Holdings LLC, we are submitting, on their behalf, an application for a Building
Permit in order to receive a Notice of Disapproval. This will enable our client to submit to the Zoning Board of
Appeals for rear yard setback relief. The property is currently zoned "LI" Light Industrial (1.865 acres), and the
intended use is Light Industrial / Contractor Storage / Business. We contend that the proposed use complies
with the Town Code pursuant to Chapter 280-62(A)(4).To our understanding,the only non-conforming element
of the proposal is the rear yard setback,for which we are requesting partial relief.The proposed use is intended
to store equipment related to the daily operations of a typical contractor business and to provide space for small
offices associated with such operations.
