Our company represents Rebekah Schulz, owners of the property situated at 185 Riley Avenue,
Mattituck.
We are reaching out to inform you that we have applied to the Town of Southold Zoning Board of
Appeals to request a variance for the following relief:
- Less than the code required minimum front yard setback of 35 feet
A public zoom hearing will be held on Thursday,January 8th, 2026 at 10:50AM. Details on how to tune in
and make comments during the meeting can be found on the Southold Town website in the agenda
center.
Please see the attached letter we received from the Zoning Board of Appeals providing further
information. If you have any questions or concerns, please contact our office.

NOTICE IS HEREBY GIVEN, pursuant to Section 267 of the Town Law and Town Code
Chapter 280(Zoning),Town of Southold,the following "IN PERSON" public hearing will be
held by the SOUTHOLD TOWN ZONING BOARD OF APPEALS at the Town Hall, 53095 Main
Road, Southold, New York 11971-0959, on THURSDAY, JANUARY 8, 2026:
The public may ALSO have access to view, listen and make comment during the PUBLIC
HEARING as it is happening via ZOOM WEBINAR. There will be a link to the Zoom
Webinar meeting at http://southoldtownny.-gov/calendar.aspx.
10:50 A.M. - REBEKAH SCHULZ#8072- Request for a Variance from Article XXIII, Section
280-124 and the Building Inspector's September 22, 2025 Notice of Disapproval based on
an application for a permit to construct an addition to a single family dwelling: 1) less than
the code required minimum front yard setback of 35 feet; located at: 186 Riley Avenue, NY.

The Board of Appeals will hear all persons or their representatives, desiring to be heard at each
hearing, and/or desiring to submit written statements before the conclusion of each hearing.
