ALL that certain plot, piece or parcel of land situate lying and being in the town of
Southold, at Mattituck, County of Suffolk and State of New York, more
particularly bounded and described as follows:
BEGINNING at a point marked by a monument set on the Southerly side of a
certain 30 foot wide right of way, which point is distant 160.58 feet on a course
South 76 degrees 35 minutes 40 seconds West from the Northwesterly corner of
lands conveyed by Leone D. Howell and Lena F. Howell to Fred M. Jones by
deed dated April 15, 1926 and recorded April 24, 1926 in Liber 1187 page 95;
said point being the northeasterly corner of premises;
RUNNING THENCE from said point of beginning along the Westerly side of land
now or formerly of Crowe, South 08 degrees 30 minutes 50 seconds West
161.83 feet to the high water mark of Great Peconic Bay;
RUNNING THENCE South 74 degrees 52 minutes 00 seconds West 49.45 feet
to a point and land now or formerly of Milligan, formerly of Ruland;
RUNNING THENCE along said last mentioned land North 08 degrees 08
minutes 00 seconds East 163.00 feet to a point marked by a monument set on
the Southerly side of said 30 foot wide right of way;
RUNNING THENCE along the Southerly side of said 30 foot right of way North
76 degrees 35 minutes 40 second East a distance of 50.00 feet to the point or
place of BEGINNING.
TOGETHER with a right of way over a strip of land 30 feet wide lying to the North
of the following line:
BEGINNING at the Northwest corner of the property herein described;
RUNNING THENCE North 76 degrees 35 minutes 40 second East to the
Northwesterly corner of land conveyed by Leone D. Howell and Lena F. Howell
to F.M. Jones;
RUNNING THENCE continuing Easterly on a course North 70 degrees 00
minutes 00 seconds East to the Northeasterly corner of land conveyed by Leona
D. Howell and Lena F. Howell T. Bryant S.:Conklin by deed dated April 15, 1926
at which point the said right of way connects with another right of way 25 feet
