TOGETHER with the appurtenances and all the estate and rights of Grantor in and to

executors, administrators, successors and assigns forever,
AND Grantor covenant(s) that Grantor has/have not done or suffered anything whereby said
premises have been encumbered in any way whatever, except as set forth herein.
AND Grantor, in compliance with Section 13 of the Lien Law, covenant(s) that he/she/they will
receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the

New York, known as Lot#71 on "Map of Eastern Shores at Greenport, Section 2"and filed in the Suffolk County Clerk's
Office on August 10, 1965 as Map No.4426,which is more particularly bounded and described according to said map as
follows:
BEGINNING at a concrete monument on the westerly side of Westwood Lane distant 125.00 feet southerly from the
corner formed by the intersection of the southerly side of Inlet Pond Road with the westerly side of Westwood Lane;
RUNNING THENCE along the westerly side of Westwood Lane South 3 degrees 53 minutes East 120.00 feet to a
concrete monument on the division line of Lot Nos. 70 and 71 on the above mentioned map;
THENCE South 86 degrees 07 minutes West, along last mentioned division line 150.00 feet to land (now or formerly) of
Speeches,
THENCE North 3 degrees 53 minutes West, along last mentioned land 120.00 feet to the division line of Lot Nos. 71 and
72 on the above mentioned map;
THENCE North 86 degrees 07 minutes East along last mentioned division line 150.00 feet to a concrete monument on the

TOGETHER with the use of the beach area as described in deed made by H.J.S. Land& Development Corp, and J.M.S.
Land & Development Corp. to Easter Shores, Inc. dated March 17, 1965 and recorded in the Suffolk County Clerk's office
on March 18, 1965 in Liber 5716 at page 16 and together with access in common with others thereto from the premises
herein described over Sound Drive to the extent said road(s) are not otherwise now public streets and together with a right
of way for ingress and egress to Middle Road over the roads shown on the Map of Eastern Shores at Greenport, Section
II, to the extent said road(s)are not otherwise now public streets.
