by Grantee, hereby grants and releases unto Grantee, the heirs or successors and assigns of Grantee
forever, all of Grantor's interest in and to,

dated October 22,2014, and recorded on November 18, 2014, in Deed Book D00012796, Page 458, in the
Clerk's Office of Suffolk County,New York.
Said premises having an address of.- 106 Lower Shingle Hill Road, Fishers Island,NY 06390
TOGETHER with all right, title and interest, if any, of Grantor in and to any streets and roads abutting the
above described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate
and rights of Grantor in and to said premises. TO HAVE AND TO HOLD the premises herein granted unto
Grantee, the heirs or successors and assigns of Grantee forever.
AND Grantor covenants as follows: that Grantor is seized of the said premises in fee simple, and has a
good right to convey the same;that the Grantee shall quietly enjoy the said premises;that the premises are
free from encumbrances; that Grantor will execute or procure any further necessary assurances of the title
to said premises; that Grantor will forever warrant the title to said premises.
AND Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The words "Grantor" and "Grantee" shall be construed to read in the plural whenever the sense of this
deed so requires.
