Addendum to the Site Plan Use Determination
WJF Farms Amended Building Permit
November 21, 2025
(see attached Site Plan Use Determination form)
The Planning Board determined that an amended site plan application is not
required for the proposed floor plan modification to include an area for processing.
Please note the following:
1. The subject parcel of SCTM#1000-83.-2-12.7, where the subject building is
located, is preserved farmland with the development rights held by Suffolk
County. The Suffolk County Farmland Committee (SCFC) issued permit #
PFC-2020016 which specified permissions to install and maintain five (5)
actions on the site, with conditions, including the subject building (labeled
"Ag Structure" on the site plan-survey) which condition #2 of this permit
specifies: "shall be utilized for agricultural storage of seed and produced
crop, as well as, an employee/farm hands area with a break room and office
area."
2. Pursuant to Suffolk County Code §8-12(Q(2)(a-f), processing facilities are
permitted, but subject to restrictions.
3. Further, Suffolk County Code §8-12(C)(2)(d) specifically mentions that
"The modification of an existing structure for processing purposes is
permissible, subject to the Committee permitting review."
4. As detailed above, the proposed action requires permitting review from the
Suffolk County Farmland Committee for the modification of an existing
structure for processing purposes.
5. The proposed modification to include processing will not affect the
operation of the site as previously approved by the Planning Board.
6. Prior to the issuance of a Certificate of Occupancy (CO) from the Building
Department, an "as-built floor plan" shall be submitted to the Planning
Board that reflects any modifications made to the floor plan.
