BEGYNNING at a point located South 13 degrees 24 minutes 30 seconds East 192.56 feet from
the southerly side of New Suffolk Avenue which point divides other premises of James Dean and
land of Henry- from said point of beginning
now or formerly
RUNNING THENCE South 13 degrees 24 minutes 30 seconds East 280 feet to land/of

THE GRANTEES, by the acceptance of this Deed, agree to share on a pro rata basis the
maintenance and up-keep of the road known as Dean Drive, and beach area, with other owners of

SUBJECT to utility easements of record.
GRANTOR herein specifically reserves an easement for a 10-foot walkway along the westerly
line of the subject premises in order to provide access for James Dean, his heirs and assigns to
walk from other premises owned by James Dean located to the north of the subject premises (and
shown on the above referred to minor sub-division reap as Parcel #1) to the southerly end of
