This Deed made this 19t11 day of June, 2025, by and between Louise V. Reebel, a
single person("Owner"),whose mailing address is 360 Grove Drive,Southold,NY 11971,
and Diana Piper, having a mailing address of 158 Raab Avenue, Bloomfield, NJ 07003,
and Daniel Reebel, having a mailing address of 18 Sandy Lane, Stafford, VA 22554, as
tenants in common (collectively, the "Beneficiaries").
WITNESSETH, AT MY DEATH, I TRANSFER MY INTEREST IN THE
PROPERTY DESCRIBED ON SCHEDULE A, ATTACHED HERETO, TO THE
BENEFICIARIES) AS DESIGNATED ABOVE. BEFORE MY DEATH, I HAVE THE
RIGHT TO REVOKE THIS DEED.
BEING AND INTENDED TO BE the same premises which was conveyed to
Owner by M. Lillian Beach, as devisee under the Last Will and Testament of John Beach,
deceased by Deed dated May 29, 1971, and recorded in the Office of the Suffolk County
Clerk's Office on June 4, 1971, in Liber 6941, Page 519.

ALL that certain plot,piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, Suffolk County, New York,
known and designated as and by Lots 15, 16 and parts of Lots 13 and 14, in Block H as
shown on a certain map made July 22, 1930, by Daniel R. Young, P.E and L.S., entitled
"Map of Reydon Shores, Inc., Bayview, L. I., N. Y. and in the Town of Southold, Suffolk
County, New York", and filed in the Office of the Clerk of Suffolk County, Riverhead,
New York,on July 1, 1931 as map number 631 which said lots and parts of lots when taken
together as one parcel are more particularly bounded and described
as follows:
BEGINNING at a point on the southerly side of Grove Drive, distant westerly 365 feet,
more or less, from the southerly end of the curve connecting said southerly side of Grove
Drive with the westerly side of Lake Drive, as measured along the said southerly side of
Grove Drive, as it turns, said point of beginning being where the division line between the
premises herein to be described and land now or formerly of Peter M. and Irene R. Bonardi,
intersects the southerly side of Grove Drive, and from said point of beginning; running
thence'southeasterly along said land the following two courses and distances: (1) South
25' 41' 20" East, a distance of 45.12 feet to a monument; and (2) South 24° 13' 40" East, a
distance of 254.86 feet to land now or formerly of Plock; thence South 21° 47' 20" West
along the westerly line of said land a distance of 30.0 feet to land now or formerly of Beach;
thence North 69°48' 40" West along the northerly line of said land a distance of 175.0 feet
to other land now or formerly of Beach; thence North 6° 53' 00" West along the easterly
line of said land, a distance of 215.96 feet to the southerly side of Grove Drive; thence
northeasterly along the southerly side of Grove Drive along the arc of a curve bearing to
the left having a radius of 282 feet a distance of 81.80 feet to the point or place of
BEGINNING.
SAID PREMISES being known as and by No. 360 Grove Drive, Southold, New York.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
