THIS INDENTURE, made the c; r day of July, 2025

Bryan Jolliver, residing at 157 Tomahawk Street, Yorktown
Heights, New York 10598, as Administrator of the Estate of
Vincent E. Jolliver, late of Peconic, Suffolk County, New York who
died intestate on February 3, 2024,
party of the first part, and
George Berry, III, residing at c/o Erik J. McKenna, Esq.,
13235 Main Road, P.O. Box 1449, Mattituck, New York 11952,
party of the second part,
WITNESSETH, that whereas Letters of Administration were issued to
the party of the first part by the Surrogate's Court, Suffolk County,
New York, File #2024-952, on April 12, 2024 and by virtue of the
power and authority given by Article 11 of the Estates, Powers and
Trusts Law, and in consideration of Five Hundred Twenty Five Thousand
00/100 ($525,000.00) Dollars, paid by the party of the second part,
does hereby grant and release unto the party of the second part, the
distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece, or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Town of Southold, County of Suffolk,
and State of New York, more particularly described in Schedule "A" attached hereto and
made a part hereof.
BEING AND INTENDED TO BE the same premises described in deed dated September 14, 2002,
conveyed on September 23, 2022 and recorded on March 27, 2023 in Liber 13195 Page 66.
TOGETHER with all right, title and interest, if any, of the party of the first part in
and to any streets and roads abutting the above described premises to the center lines
thereof; TOGETHER with the appurtenances and also all the estate which the said decedent
had at the time of decedent's death in said premises, and also the estate therein, which
the party of the first part has or has power to convey or dispose of, whether
individually, or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the distributees or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the first part has not done
or suffered anything whereby the said premises have been encumbered in any way whatever,
except as aforesaid.
Subject to the trust fund provisions of Section 13 of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed

ALL that certain plot piece or parcel of land, situate, lying and being in the Town of Southold, County of Suffolk and State
of New York, more particularly bounded and described as follows:
BEGINNING at a point on the Northeasterly side of Peconic Lane where the same is intersected by the Southeasterly side
of land now or formerly of Albert M.and Mary Ann Dinizio, said point or place of beginning being distant 238.00 feet
Southeasterly as measured along the Northeasterly side of Peconic Lane from the corner formed by the intersection of the
Southeasterly side of Carroll Avenue with the Northeasterly side of Peconic Lane;
RUNNING THENCE from said point or place of beginning along the Southeasterly side of land now or formerly of Albert M.
and Mary Dinizio North 57 degrees 23 minutes 00 seconds East 250.09 feet to land now or formerly of School District No.
5;
THENCE along said last mentioned land the following 2 courses and distances:
1. South 30 degrees 17 minutes 40 seconds East 101.44 feet;
2. South 51 degrees 05 minutes 00 seconds West 252.20 feet deed, 252.31 feet actual to the Northeasterly side of
Peconic Lane; and
THENCE along the Northeasterly side of Peconic Lane North 30 degrees 29 minutes 00 seconds West 129.00 feet deed,
129.13 feet actual to the point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the
premises which by law constitute real property.
FOR CONVEYANCING ONLY: Together with all the right, title and interest of the party of the first part, of in and to the
land lying in the street in front of and adjoining said premises.
