party of the second part and other good and valuable consideration, lawful money of the United
States paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part, forever,
ALL THAT CERTAIN PLOT, PIECE, AND PARCEL OF LAND, with the buildings and
improvements thereon erected, situated, lying and being at Southold, in the Town of
Southold, County of Suffolk and State of New York, bounded North Sea Drive, 100 feet;
East by Land now or formerly of Donald Hauck, South by land now or formerly of Charles
Malone and wife, and west by other land of Ralph L. Glover and Una Belle Glover, his

Being the same premises conveyed to Monroe R. Sonnenborn and Beverly A. Sonnenbom,
has wife, from R. Graham Glover and Esther J. Glover, husband and wife, by deed dated
July 1, 1999 and recorded in the Suffolk County Clerk's Office on July 1, 1999 in Liber
11976 of deeds at page 412.
Beverly A. Sonnenborn is the surviving spouse of Monroe R. Sonnenborn, who died on
November 9, 2023, and who held title with Beverly A. Sonnenborn as tenants by the
entirety. Title to the premises vested solely in Beverly A. Sonnenborn by operation of law
upon the death of Monroe R. Sonnenborn.
Being the same as that located at tax map designation Distance 1000, Sec. 054.00, Blk
05.00, Lot(s) 021.000
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof, TOGETHER

premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
whereby the said premises have been encumbered in any way whatsoever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose. The word "party" shall be construed
as if it read "parties" whenever the sense of this indenture so requires.
