The Beverly A. Sonnenborn 2012 Revocable Trust dated July 17, 2012, as to a
100% interest, having an address at 79 West 1211, Street, Apt 14F, New York,
New York 10011.
party of the second part,
WITNESSETH, that the party of the first part, for Ten and 00/100 ($10.00) Dollars paid by the
party of the second part and other good and valuable consideration, lawful money of the United
States paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part, forever,
ALL THAT CERTAIN PLOT, PIECE, AND PARCEL OF LAND, with the buildings and
improvements thereon erected, situated, lying and being in the Town of Southold, County
of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of North Sea Drive, distant 275.0 feet easterly
from the corner formed by the intersection of the northerly side of North Sea Drive with
the easterly side of Kenney's Road; running thence North 50 degrees 36' 00" West 410.0
feet to the ordinary high water mark of Long Island Sound; running thence easterly along
the ordinary high water mark of Long Island Sound on a tie line having a bearing of North
46 degrees 14' 40" East a distance of 100.72 feet; running thence South 50 degrees 36' 00"
East 398.0 feet to the northerly side of North Sea Drive; running South 39 degrees 24' 00"
West along the northerly side of North Sea Drive, 100.0 feet to the point or place of
beginning.
Being and intended to be the same premises conveyed by Stanley Wiepzynski and Marta
Wiepzynski, his wife, to Robert J. Ravitz and Francine J. Ravitz, his wife, by deed dated
April 22; 1966, and recorded in the Suffolk County Clerk's Office on April 26, 1967 at
10:16 AM in Liber 6143 of deeds at page 173, AND
Being the same premises conveyed to Monroe R. Sonnenborn and Beverly A. Sonnenborn,
his wife, from Robert J. Ravitz and Francine J. Ravitz, husband and wife, by deed dated
April 15, 1980, and recorded in the Suffolk County Clerk's Office on April 15, 1980 in

Liber 8809 of deeds at page 568, and such premises being commonly known as 305 North
Sea Drive, Southold, New York.
Beverly A. Sonnenborn is the surviving spouse of Monroe R. Sonnenborn, who died on
November 9, 2023 and who held title with Beverly A. Sonnenborn as tenants by the entirety.
Title to the premises vested solely in Beverly A. Sonnenborn by operation of law upon the
death of Monroe R. Sonnenborn.
Being the same premises as that located at tax map designation Distance 1000, Sec. 054.00,
Blk 04.00, Lot(s) 005.00D
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
whereby the said premises have been encumbered in any way whatsoever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose. The word "party" shall be construed
as if it read "parties" whenever the sense of this indenture so requires.
HEREBY INTENDING to convey the lands commonly known as 305 North Sea Drive,
Southold, New York, on June,5 in the year 2025.
