Dear Mr. Mato:
The Board of Town Trustees took the following action during its regular meeting held on
Wednesday, August 13, 2025 regarding the above matter:
WHEREAS, Richard M. Mato, Architect on behalf of CHRISTOPHER & MAIRI YOUNG applied
to the Southold Town Trustees for a permit under the provisions of Chapter 275 of the Southold
Town Code, the Wetland Ordinance of the Town of Southold, application dated April 25, 2025,
and,
WHEREAS, the LWRP Coordinator issued a recommendation that the application be found
Consistent with the Local Waterfront Revitalization Program policy standards, and,
WHEREAS, a Public Hearing was held by the Town Trustees with respect to said application on
August 13, 2025, at which time all interested persons were given an opportunity to be heard,
and,
WHEREAS, the Board members have personally viewed and are familiar with the premises in
question and the surrounding area, and,
WHEREAS, the Board has considered all the testimony and documentation submitted
concerning this application, and,
WHEREAS, the proposal complies with the standards set forth in Chapter 275 of the Southold
Town Code,
WHEREAS, the Board has determined that the project as proposed will not affect the health,
safety and general welfare of the people of the town,

NOW THEREFORE BE IT,
RESOLVED, that the Board of Trustees have found the application to be Consistent with the
Local Waterfront Revitalization Program, and,
RESOLVED, that the Board of Trustees APPROVE the application of CHRISTOPHER & MAIRI
YOUNG to remove 163sq.ft. of existing rear covered porch, remove 509sq.ft. impervious
bluestone patio at grade, and reconstruct in same location a new 392sq.ft. one-story addition
onto dwelling over a new 336sq.ft. crawlspace and 56sq.ft. partial basement with a 28sq.ft. bilco
door; install a new approximately 300sq.ft. bluestone patio set in lawn in same location as
existing with a bluestone stepping path to pool patio; remove existing 1,037sq.ft. bluestone pool
patio, 39sq.ft. bilco door with basement steps, and 44sq.ft. landing and steps, and construct a
new 1,164sq.ft. porcelain pavers patio, and a new 4'x13' entry platform with steps; the existing
retaining walls for pool patio are to remain; with the condition that no part of the addition be any
further seaward than existing structure; all as depicted on the site plan prepared by Richard M.
Mato, ,architect, received on September 4, 2025, and stamped approved on September 4, 2025.
Permit to construct-and complete project will-expire three years from the date the permit is
signed. Fees must be paid', if applicable, and permit issued within six months of the date of this
notification.
Inspections are required at a fee of$50.00 per inspection. (See attached schedule.)
