The adjacent residentially zoned lot to the east will be bufferd by the proposed transitional buffers as requried by the Town Code. 2.The benefit sought by the applicant CANNOT be achieved by some method feasible for the applicant to pursue, other than an area variance,because: The proposed location of the two commercial structures is in-line with adjacent and neighborhood commercial property setbacks.
