We believe the requested variance is a minor variance and the small expansion is minimal compared to other alternatives. Another alternative would include constructing a full second story to the existing residence footprint which would require extensive renovations to the existing residence and increase the mass of the residence in the quiet neighborhood. The location of the proposed residence addition will make the existing detached garage to be located in the side yard. Without relocating the garage or demolishing the garage there is no other alternative. 3.The amount of relief requested is not substantial because: The proposed creation of the garage in the side yard of the residence is not substanital because the garage already exists. The homeowner is looking to construct a modest addition to the residence and the only conforming location for an addition to the residence without additional permits or 'variances is in the proposed location. 4.The variance will NOT have an adverse effect or impact on the physical or environmental conditions in the neighborhood or district because:. The,proposed addition and subsequet creation of the existing detached garage in the side yard of the residence will not have an adverse impact on the neighborhood. The proposed residence addition is small in size and will not necessitate a septic upgrade or additional intinisifeation to the existing residential use on the property.
