Re: LWRP Coastal Consistency Review for SOUNDHAUS HLDGS, LLC
SCTM# 1000-94.-1-12.1
The Southold Town Zoning Board of Appeals issued a determination with conditions for the action on
September 20, 2020.
1. The as-built landing and decks seaward of the top of the bluff were denied.
2. An updated survey was required
3. A 22' wide non-turf buffer was required
SOUNDHAUS HLDGS, LLC requests a Wetland Permit to construct a swimming pool with raised pool
patio, 34'x22' retractable deck/pool cover on sliding rail system; install railroad tie retaining walls around
proposed raised pool patio; install pool enclosure fencing, pool drywell and pool equipment area;
construct a deck landward of pool patio; install a 7'x7' spa, install a 4'x4' outdoor shower; install a bbq
area, a planter, and a bench. Located: 2635 Soundview Avenue, Mattituck. SCTM# 1000-94.-1-12.1
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of
Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards.
Based upon the information provided on the LWRP Consistency Assessment Form submitted to this
department, as well as the records available to me, it is my recommendation that the proposed actions
are CONSISTENT with the LWRP provided that the Board consider the following.
It is recommended that the drywall be relocated to maximize distance from the bluff. Note the
survey in the Board of Trustees application shows the platforms and deck denied by the Zoning
Board of Appeals.
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its
written determination regarding the consistency of the proposed action.
