(631) 765-1809 MINUTES SPECIAL MEETING THURSDAY,MAY 15, 2025 A special meeting of the SOUTHOLD TOWN ZONING BOARD OF APPEALS was held at the Southold Town Hall Annex,Bank Room, 54375 Main Road at Youngs Avenue, Southold on Thursday, May 15,2025 commencing at 3:00 P.M. The public had access to view and listen to the meeting as it was happening via Zoom. However,this meeting was not a public hearing and no testimony was solicited or received. Present were: Leslie Kanes Weisman, Chairperson Elizabeth Sakarellos, Sr. Office Assistant Nicholas Planamento, Vice Chair Donna Westermann, Office Assistant Patricia Acampora,Member Julie McGivney,Assistant Town Attorney Margaret Steinbugler,Member 3:05 P.M. Chairperson Weisman opened the meeting in order to call for Executive Session. Vote of the Board: Ayes: Member Weisman(Chairperson), Planamento. Acampora, and Steinbugler. This Resolution was duly adopted(4-0) (Member Lehnert absent. EXECUTIVE SESSION: 3:05 P.M. Motion was offered by Chairperson Weisman, seconded by Member Steinbuger to enter into Executive Session in order to receive Attorney Advice. Vote of the Board: Ayes: Members Weisman(Chairperson),Acampora, Planamento, and Steinbugler. (This Resolution was duly adopted 4-0) (Member Lehnert absent 5:02 P.M.Motion was offered by Chairperson Weisman, seconded by Member Planamento to exit Executive Session. C. The Board acknowledged receipt of the#7498 Philip Loria amended site plan and architectural plans. D. The Board discussed the adjournment of#8008 Pino and Irena Licul to the July 10, 2025 public hearing date. POSSIBLE RESOLUTION TO CLOSE/ADJOURN/REOPEN THE FOLLOWING: PHILIP LORIA#7498—(Reopened on May 1,2025)Request for Variances from Article XII, Section 280-18;Article XIII, Section 280-56; and the Building Inspector's February 5,2021,Amended November 22,2024 Notice of Disapproval based on an application for a permit to construct a single family dwelling on a pile foundation; at 1) located less than the code required front yard setback of 35 feet;2)located less than the code required rear yard setback of 35 feet; located at: 1090 First Street, (Adj. to Cutchogue Harbor)New Suffolk,NY. Vote of the Board:Ayes:All.This Resolution was duly adopted. 4-0Z PINO LICUL AND IRENA LICUL,TRUSTEES,REVOC LIVING TRUST#8008—(Adjourned from May 1,2025)Request for Variances from Article XXIII, Section 280-124;Article XXXVI, Section 207A(b)and the Building Inspector's February 4,2025,Notice of Disapproval based on an application for a permit to demolish an existing dwelling and an existing shed,and construct a new two story single family dwelling;at 1); construction located less than the code required minimum front yard setback of 40 feet; 2)more than the code permitted maximum lot coverage of 20%; 3)gross floor area exceeding permitted maximum square footage for lot containing up to 10,000 square feet in area; located at: 725 North Sea Drive, (Adj.to Long Island Sound) Southold,NY. Vote of the Board: Ayes: All.This Resolution was duly adopted. (4-0). GRANTED AREA RELIEF/SPECIAL EXCEPTION AS APPLIED FOR WITH CONDITIONS: Alexander Lindh and Courtney Bancroft#8005SE Vote of the Board: Ayes: Member Weisman(Chairperson), Acampora, and Steinbugler. This Resolution was duly adopted(3-0) (,Member Lehnert absent,Member Planamento recused). GRANT RELIEF IN PART/DENY IN PART WITH CONDITIONS: Demetra Makris#8007 Vote of the Board: Ayes: Member Weisman (Chairperson), Planamento,Acampora and Steinbugler. RESOLUTIONS: RESOLUTION ADOPTED: Motion was offered by Chairperson Weisman, seconded by Member Acampora to authorize advertising of hearings for the Regular Meeting to be held on Thursday, June 5,2025,which will commence at 9:00 AM for Executive Session and 10:00 A.M. for Regular Meeting. RESOLUTION ADOPTED: Motion was offered by Chairperson Weisman, seconded by Member Planamento to GRANT a one-year extension to#7564, Russell Roberts,Artist Studio, 1295 Old Harbor Road,New Suffolk, SCTM No. 1000-117-3-10. To expire on December 16, 2025. Vote of the Board: Ayes: Member Weisman(Chairperson),Planamento,Acampora and Steinbugler. This Resolution was duly adopted 4-0) (Member Lehnert Absent).
