was held 7i30. P.M. , Thursday, May. 4, 1961 at '.the Town- Clerk
-Office, Main Road, Southold, New York.
There were present: Messrs. Robert--W. Gillispie, Jr. ,
.. Chairman, Robert Bergen, and Herbert- Rosenberg.
Absent;. Messrs. Charl.es. Grigonis, Jr. and '-Serge Doyen, Jr.
PUBLIC HEARING: Appeal No. .35-9 7:.3 G P.M. (E.D.S-.T. ) ,
upon application of Townsend -Manor Inn, Main ptreet, Greenport.,
New York, for a special exception in accordance with the Zoning
Ordinance, Article III, Se.ction .300, .Subsection 11, for per-
mission to erect and maintain directional sign on the property
of Nassau Brick -Company, 'south- side Route 25, .west. of Si.lvermere
Road, Greenport, .New York. Fee paid $15. 0.0.
The ,Chairman opened the hearing by reading :application for
:a special exception,` legal notice of hearing, affidavit .attes't-
ing. to its publication in the official newspaper and. l-etter of
permission from the property owner.

THE CHAIRMAN: Is there anyone present who wishes to speak
for this application?
(There was no response. )
THE CHAIRMAN: What the Townsend Manor Inn is requesting is
a directional and advertising sign and that is not permitted. The
sign would have to be limited to Townsend Manor Inn, Hotel and
Restaurant, and whatever directions are necessary.
MR. FRANCISCO GONZALEZ, T ownsend. Manor Inn, Greenport, New
York: I. appear on behalf of the application. I do not�a.nt
anything on the. sign except my facilities. The swimming pool
and marina are the facilities we have to offer .and I have to
emphasize the fact.
THE CHAIRMAN; We have never permitted anything except- the
name of the establishment.:and directional information.
MR. GONZALEZ: Could I paint the sign I have now and move
it to the new location?
THE CHAIRMAN; Yes, you may .repaint the sign, but you may
not add anything to it, unless it is directional, such as "turn
left" or "straight ahead. " You may not have credit organizations.
We have denied that to everyone .else.
MR. GONZALEZ: Then that .is what .I will do. I will repaint
the sign as it presently is and move it to the Nassau Brick
property.
THE CHAIRMAN: Is there .anyone present who wishes to speak
against this application?
.(There was no response. )
'The Board finds that. the public convenience., and welfare
and justice .will be served and the legally established .or permitted
use -of neighborhood property and adjacent use districts will not
be permanently or substantially injured and the- spirit -of- the
Ordinance will be observed.
The Board further finds that the Townsend Manor Inn lost the
usefulness of this sign due to the relocation of Route 25 west of
Greenport.

On motion of. Mr. Gillispie, seconded by Mr. Bergen, it was
RESOLVED that 'Townsend Manor Inn be granted permission to
move existing sign from its present location on north side of
old Route 25 to a new location on the property .of Nassau Brick
Company, south side Route 25, west of Silvermere Road, Greenport.
This non-conforming -sign may be repainted adding only directional
information, or a new sign maybe provided with the allowable
information.
The exact -.size of the-non-conforming sign is 6 i . ft. by-
8 z ft. The exact wording of the non-conforming sign is: "Townsend
Manor Inn, Restaurant - Hotel, Greenport, L. .I. , Turn Leftl:at
Blinker. " New location to be: Opposite southerly entrance to old
Route 25, on the property of Nassau Brick Company, 65 ft. from the
edge -of the highway pavement.

Mr. Rosenberg.
"PUBLIC HEARING: Appeal No. 356 - 8: 00 P.M. (E.D.S.T. ) ,
upon application of 'Fishers Island Farms, Inc. , a/c Charles B.
Ferguson, Fishers Island, New York, for a special exception in
accordance with the Zoning Ordinance, Article X, Section 1007,
Subsection (e) , for permission in accordance to enlarge a non-
conforming building. Location of property: intersection of
Montauk Avenue and Crescent .Avenue, Fishers Island, New York,
bounded north by Robert Anthoine, east by Crescent Avenue, south
by Montauk Avenue, and west by-Andrea $tefanini. Fee paid $15. 00.
The 'Chairman opened the hearing by reading application for
-a special exception, legal notice of hearing, affidavit attest-
ing to its publication in the -official newspaper, letters from.
Mrs. Edith H. Anthoine, Grace Leone, Mario Zanghetti and Andrea
Stefa iai.niogiving their consent to the extension of this non-
conforming,building. These are adjoining property- owners.

THE CHAIRMAN: Is there anyone present who wishes to speak
against this application?

(The Board discussed the proposed .extension, examining the
sketches in the file and all -other information- available. )
, The B.oard. of.Appeals' finds that this applicant has maintained
this studio for about 12 years. The Board is well acquainted with
this converted barn where the applicant has exhibited his own work
and that of other artists. Most .of the canvasses have been. offer.ed
for sale on the premises.
A. group =of residents wish to maintain an exhibition during
the summer season of their own work and non-resident artists. In
..order that -they may have regular hours for .exhibition the .:artist.
owner is willing to add a small structure to the present building.
He will .use the small room for his own. studio, a room wher-e he may
maintain privacy and properly protect his finished and unfinished
canvasses and materials customarily employed in his craft.
The .Board finds that this is a customary and expected addition
and does not materially change the use or prolong the .life of the.
non-conforming use or structure, nor will there be an extension of
an existing non-conforming use and the indefinite prolongation of
the life of -a non-conforming building.
The consent. of all adjoining property owners has been obtained.
The Board further finds" that the public -convenience and wel-
fare .and justice will be served and the legally established or
permitted use of neighborhood property and -adjoining use districts
will - not be permanently or substantially injured and the spirit of
the Ordinance will be observed.
On motion of Mr. Gillispie and seconded by Mr. Rosenberg it wa.s
RESOLVED that the Board grant Fishers Island Farms, Inc. , a/c
Charles B. Ferguson,-,permission to enlarge non-conforming building
with the following. conditions:
. Southold -Town Board .of..Appeals May 4, 1961 .
No extension of present use of building which .is a studio
where the .artist works and exhibits and sells his own products
and the .art works of othe;rs.
Vote -of the Board: Ayes:- Mr. Gillispie, Mr.. .Bergen, aid
Mr. Rosenberg.

submitted.
