Mr. Guest has no present plans for the development of the ,fifteen acres of land that he.owns on Fishers Island and will, undoubtedly, use the same for his own,personal uses with the possibility that in the future he may want to convey one or two five acre tracts to his children for residential purposes. There is no subdivision of these premises into one acre lots under consideration. The sole purpose of this application is to convey a 1 1/2 acre plot to a friend, namely Thomas W. Russell, for the purpose. of Mr. Russell's building a home. The present plans submitted describe 'a right of way.leading from the premises to be conveyed to Mr. Russell to Crescent Avenue which is, in turn, a private road, which eventually' leads out to Fox Avenue, a public road. At present there is no plan on the part of Mr. Guest jto'improve Crescent Avenue, and it is acknowledged that it is isecondary road leading -to subject property.
