Her present residence occupies two lots, and she wishes to divide these two lots from the other seven. The Board agrees with the reasoning of the applicant. The Board finds that strict application of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of the property and in the same use district; and the variance will not change the character of the neighborhood- and . will observe the spirit of the Ordinance. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sory HARDSHIP because applicant's property consists of nine lots on Map of Peconic Shores, No. 2, containing her residence and two rental cottages. Applicant has been unable to sell the property in one piece. The residence is located on 12,150 square feet at one end of the property, on a parcel which is comparable in size to the surrounding lots, as -shown- on the attached tax map. The residence parcel was purchased by my deceased husband in .19.45. The re- maining property was acquired later by several separate deeds. , Therefore,, although the properties have been held in the same ownership for legal reasons, they are for practical purposes single and separate parcels -and are shown as such on the tax map. 2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district because applicant's combined property is much larger than the other properties 'to the East, West and South. 3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because the other residences are located on lots which are approximately the same size as the- residence parcel applicant wishes to set off, and in many cases the surrounding properties are much smaller.
